How accurate is scan to BIM?

The model is accurate to the tolerance of the registered scan — typically 3 to 6 millimeters for terrestrial laser scans. Geometry that falls outside that tolerance is flagged rather than smoothed. The deliverable is a true representation of existing conditions, not an idealized version.
How much does scan to BIM cost?

Pricing depends on building size, target LOD, and disciplines. A typical commercial scan-to-BIM project at LOD 300 runs $0.20 to $0.60 per square foot. Higher LOD work, MEP-heavy projects, and very complex existing conditions price higher. We quote against the actual scan and scope, not generic estimates.
Do you register the point cloud or do we?

Both options are available. If you send a registered point cloud (.rcp, .rcs, .e57), we go straight to modeling. If you send raw scan files, we register them in Recap Pro or Cyclone and confirm the registration before modeling begins.
Can you work from older laser scan formats?

Yes. Recap Pro reads most modern formats. For legacy formats or proprietary outputs, we can typically convert via CloudCompare or Cyclone. Send us a sample file and we will confirm compatibility before quoting.
Do you do as-built modeling without a scan?

Yes. We produce as-built Revit models from existing PDFs, field-measured sketches, and historical drawings. Accuracy is bounded by the source — if the source is approximate, the model is approximate, and we document that. For renovation work where dimensional accuracy matters, we recommend a scan.
What disciplines do you cover in a scan-to-BIM model?

Architectural (walls, floors, ceilings, openings, finishes), structural (columns, beams, slabs), and MEP (visible ductwork, piping, conduit, equipment). For full MEP-from-scan, we may need access to equipment schedules or supplemental field photos to identify masked components.
Can the model be used for clash detection?

Yes. We export to IFC and NWD for downstream coordination in Navisworks or your preferred clash-detection platform. For renovation projects, clash detection between existing conditions and proposed design is one of the highest-value uses of a scan-to-BIM model.
